This masterplan for the largest island in the Côn Đảo Archipelago envisions an integrated eco-luxury oasis where exclusivity coexists with a profound commitment to environmental stewardship. At its heart lies a promise to preserve the island’s natural character: over one-third of the total area (34.28%) is dedicated to green spaces, river parks, and water bodies, establishing the site as a true sanctuary of nature. The guest experience is anchored in refined hospitality, featuring high-end residences such as the elegant Garden Villas and River Park Villas, alongside a sophisticated 300-key hotel strategically positioned near the main jetty. Arrival at this “green sanctuary” is choreographed through a welcoming area and pier, seamlessly connecting to a low-impact mobility system — the “Multi-Use Loop Bridge” (also known as the Eco-Mobility Ring). This elevated structure, reserved exclusively for pedestrians, cyclists, and electric golf carts, eliminates vehicular traffic, ensuring serenity and offering uninterrupted panoramic views.

At the core of the masterplan is a 12.4-acre central water basin, designed to create a high-value environment with artificial beaches and zones for low-impact activities such as kayaking and rowing. Enhanced by dynamic lighting and water features, the basin also serves a strategic role as a water reserve, supporting the resort’s ecological and infrastructural systems. The plan further integrates a vast Recreation Park and a Golf Academy, promoting sports tourism while maintaining harmony with the natural landscape. Sustainability extends into the culinary realm through the Dancing-Fish Farm Food Pavilion, which champions a farm-to-table philosophy by merging fine dining with local aquaculture. Altogether, the project delivers a self-sufficient and accessible community, where every element is conceived to operate in synergy with the surrounding environment—positioning Côn Sơn as a new benchmark for ecological luxury in Asia.
