The masterplan proposes a new residential district immersed in greenery, organized around a large central lake that functions both as an ecological infrastructure and as a gathering place for the community. The project integrates two housing typologies — modular villas and luxury homes arranged in pedestrian clusters — creating an inclusive urban fabric capable of accommodating diverse family structures and contemporary lifestyles. To the north lies the sports center (Landscape Sports Pavilion), equipped with tennis courts, an athletics track, and indoor facilities that include a basketball court, a public swimming pool, and recreational and F&B spaces. Conceived as a hub for well‑being and social interaction, it becomes a key reference point for the entire neighborhood. The urban plan also includes a building for local government offices, a co‑working block, a kindergarten, and nearby healthcare services, ensuring a comprehensive and easily accessible range of amenities.
Commercial spaces, restaurants, a local supermarket, and neighborhood‑oriented functions complete the program, making the development self‑sufficient and active throughout the day. A continuous network of pedestrian and cycling paths connects every part of the masterplan, encouraging slow mobility and outdoor living. Vegetation, distributed across parks, tree‑lined avenues, and gardens, shapes a coherent landscape that enhances daily life and reinforces the identity of the new district.
